For most standard residential mortgages, the lender pays the broker — so my advice costs you nothing. If a file is more complex, any fee is disclosed and agreed up front, in writing. No surprises.

Often within 48 hours once I have your documents. For straightforward files, same-day is possible. You'll get a real, lender-backed number you can shop with confidently.
